Summary:

The Porter/Maintenance is responsible for keeping the community’s facilities clean, safe, and well-maintained. Duties include routine cleaning, event setup, rubbish removal, and tending to park areas. This role also assists with basic repairs, preventative maintenance, inspections, and reporting maintenance needs. Working closely with the Maintenance Manager, the Porter/Maintenance helps ensure the clubhouse, pool venue, and common areas remain in excellent condition for residents and guests.


Essential Duties and Responsibilities:

At the direction of the Maintenance Manager, receives daily work assignments including, but not limited to, the following:

  • Assist maintenance manager with routine scheduled: daily, weekly, monthly, quarterly and yearly inspections of the clubhouse and guardhouse.
  • Set up, arrange, and remove decorations, tables, and chairs, to prepare facilities for events such as board meetings.
  • Perform parks, dog park and grounds maintenance.
  • Dust furniture, walls, machines, and equipment.
  • Hose, power-wash off or wipe down pool venue floors and furniture.
  • Use a blower to blow debris from HOA-maintained parks and facilities.
  • Notify the Maintenance Manager concerning the need for repairs or additions in the common area and file appropriate work orders.
  • Ensure all safety precautions are followed while performing work.
  • Assist with duties related to basic plumbing, electrical, painting, dry wall, pressure washing, and any other maintenance needs related to the common areas.
  • Assist in performing preventative maintenance in accordance with the maintenance schedule developed.
  • Perform custodial/janitorial duties in clubhouse and guardhouse (assist as needed).
  • Perform other duties as assigned.


Requirements

  Knowledge,      Skills and Experience:

  • Previous experience in maintenance, custodial work, or a related field preferred. 
  • Basic knowledge of general maintenance, cleaning procedures, and repair work. 
  • Ability to lift, carry, and move heavy objects as required. 
  • Strong attention to detail and ability to work independently. 
  • Excellent time management and organizational skills. 
  • Ability to communicate effectively with residents, vendors, and management. 
  • Must be able to work outdoors and in various weather conditions.

Specific Skills/Knowledge (if any):

Basic knowledge of and use of tools and equipment in:

  • Custodial/Janitorial
  • Trash management
  • Concrete surface cleaning
  • Light carpentry
  • Landscape
  • General labor
  • Tools include, but are not limited to: vacuums, mops, brooms, carpet extractor, washer/dryer, hammer, pliers, pick, wire cutters, saw, drills, socket, wrenches, levels, shovel, rake, tamper, electrical tester, compressor, painting equipment, two-occupant electric maintenance cart.

Work Environment:

Occasional overtime work required when emergency situations arise. Rotating “On-Call” service as required.

The Association maintains a smoke-free environment in its offices, buildings, and surrounding property.


The Day Porter position may be hazardous at times. Extreme care should be taken when using any tool, while operating machinery, driving a vehicle and when working with electricity. Each employee is responsible to assist the department in maintaining a safe working environment.
