Position Description:

Performs various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Maintenance Supervisor or Community Manager in all phases of the overall physical maintenance of the property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs. 

Essential Duties and Responsibilities include the following:

  • Bending, stooping, squatting, crawling, and climbing are frequent activities.
  • Lifting and carrying of bulky or heavy items may be required. 
  • The individual must own and maintain a basic hand tool inventory. 
  • Maintenance knowledge is imperative, along with the capability to assess health and safety requirements.
  • Maintains high standards of resident service and relations for entire staff. 
  • Ensures that residents are provided with a clean, safe, well maintained community.
  • Ensures that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. 
  • Ordering parts & communicating with Property Manager & Residents if there will be a delay.
  • Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager. 
  • Possesses knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map. 
  • Assists in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager. 
  • Knows current condition/status of all vacant apartments. 
  • Recommends measures to improve methods of operations, performance, safety and quality of service. 
  • Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew. 
  • Performs on-call emergency service as required. 
  • Assists the Maintenance Supervisor or Community Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals. 
  • Adheres to Advanced Management Group’s Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. 
  • Maintains records and Material Safety Data sheets on all hazardous materials chemicals utilized on site assuring employees are familiar with the precautions on the sheets before using them. 
  • Ensures regular and timely communication to Community Manager noting any maintenance problems or life/safety deficiencies.

Maintenance Technician Requirements:

  • High School Diploma or G.E.D preferred. 
  • Intermediate to advanced level of vendor relations knowledge and all phases of apartment and preventative  maintenance including but not limited to appliance, plumbing, carpentry, electrical, HVAC, painting, drywall education and experience. 
  • Must be able to read, speak, write and understand the English language. 
  • Possess effective problem solving, verbal and written communication skills. 
  • Basic computer skills are required. 
  • Position requires equal amounts of sitting, walking, standing and lifting up to 50 lbs., pushing, pulling, climbing, bending and various equipment/tool operation daily. 
  • Must have and maintain own tools. 
  • Position requires on-call duty.
